Investing in real estate is still profitable today. However, one must make accurate real estate offers that are combined with the appropriate calculated exit strategy. A common goof is trying to turn a fix and hold market into a fix and flip.
In the last couple of years, however, making money as a SFR real estate investor has become a lot more challenging.
Why?
Because most of the markets went from rapidly appreciating to rapidly depreciating to stagnant and/or more downward-trending, and sharper skills are needed to profit from SFR investing in this scenario.
What skills?
There are two skills that are crucial today: One, making accurate offers, whereby most of the entire transactional details (buy costs, hold costs, loan costs, and sell costs, etc.) are accounted for. Two, calculating the correct exit strategy, whereby this information is inserted into the offer.
